2011 Annual Meeting - Summary


  • Ken Colley was elected to the Board of Directors.


  • The BOD discussed the need for a road drainage evaluation, as well as the need to grade and resurface the gravel roads, as well as patch the paved roads. One homeowner suggested the BOD investigate “truck wash” rather than calcium chloride or tar & chip to handle dust issues on gravel roads. Further analysis of road maintenance issues is needed.


  • One homeowner was accompanied by her lawyer, who attended to answer any questions related to her property that she is legally unable to discuss. However, at the beginning of the meeting the assembled group voted to ask the attorney to leave before any discussions on the two issues (a modification to the 100’ setback and the new trail easement) were opened. As a result, both discussions were tabled.


  • BOD Treasurer, Chris Renschen, was unable to attend the meeting because her husband had a medical procedure on 10/20/11. As a result, only a cursory review of budget and financial matters was held. The commissioned Reserve Study has not yet been reviewed. Further financial discussions were tabled.


  • The BOD stated that many homeowners are not paying dues on time. At this time, 4 remain unpaid.


  • A reduction of the annual HOA dues (from $900 to $800 and from $500 to $450) was proposed by the BOD.  A final decision on this topic won’t be made until the financial analysis, studies and statements have been reviewed.


  • The BOD announced that both the horse and chicken amendments were approved, yet homeowner voting was mixed, with some voting yes to one, no to the other, yes to both, and no to both.


  • No additional rules/guidance such as, total area for coop and run, coop and run setback, or permissible lighting were defined for construction or layout of chicken coops. Despite the fact that the proposed chicken amendment confines coops to the backyard, it was noted and discussed that one homeowner has already placed a chicken coop in the front yard.


  • No definitions for animal management have been included in either amendment to date.


  • After a discussion of both amendments, the BOD president admitted that not being more definitive was an “imperfect action.”


  • Neither the chicken or horse amendment has been legally recorded.  The BOD is working on, and will distribute, a document which it will request that homeowners sign and have notarized.


  • The BOD mentioned that it would be open to a broader livestock list.


  • Some homeowners requested the BOD investigate options and costs for entrance and landscape beautification to enhance the community’s visual appeal.


  • The BOD is considering additional covenant amendments.
